Do you have a fee for the initial consultation?

Your initial consultation, available either by phone or in person, is completely free! This is a chance for us to learn about your needs and for you to determine if we’re the right match for your project. We’ll go over your ideas and concepts and share our experience to ensure we can fulfil your requirements. How do I get started with your services?

To get started, simply reach out to schedule an initial consultation. During this meeting, we’ll discuss your project in detail, gather any necessary information, and provide you with a tailored proposal that outlines the next steps.

I’m in the process of purchasing a new property and would like to have design plans in place before finalising the purchase. Is that possible?

Yes, we can create designs for you before the purchase is finalised. We can coordinate with your solicitor to arrange access to the property, enabling us to begin the design process before the sale is completed.

Is it necessary for me to be at the property during the survey?

Ideally, it would be beneficial for you to be present during the survey, as we’ll have a meeting to discuss your requirements. However, if you are unable to attend, such as in cases where the property has just been purchased and the solicitors may still hold the keys, please rest assured that we are fully covered with Public Liability Insurance and Professional Indemnity Insurance. We have all the necessary documentation to access the property.

How long will your drawing process take?

Once your property survey is scheduled and completed, the initial sketches are typically delivered within two weeks. Following receipt of these sketches, you will have the opportunity to provide feedback, request revisions, or explore alternative options. Once you are fully satisfied with the design, it will take an additional 1 to 2 weeks to finalise and prepare your complete drawing package.


Please note that these timeframes are estimates and may vary depending on our current workload. Rest assured, we will keep you informed of any changes or updates to the timeline.

Are there additional fees for making amendments to the drawings?

If you have received a fixed fee for your project, all drawing amendments are included both before and during the planning process, with no additional charges. However, for larger or more complex projects, an hourly rate may apply for amendments.
Please note that once planning approval has been granted, additional fees may apply if changes are required or if there is a significant alteration to the scheme. In such instances, a review of the project would be necessary.

Are you able to produce 3D visuals?

Yes, we offer a basic range of 3D design services using a program called SketchUp. Since this is a customised service, please let us know if you'd like more information.

Do you provide my plans in printed form?

As a paperless company, we provide all your drawing packs electronically via email. This not only helps streamline the process but also allows for seamless sharing with builders, structural engineers, and other trades, making it easier to obtain quotes and move your project forward efficiently.

Do you also handle structural calculations?

As we do not have an in-house structural engineer, you will need to source one independently. However, if you're unsure where to begin, we can recommend trusted engineers and are happy to collaborate with any engineer you choose. We work closely with the engineer to ensure both of our drawing packs are seamlessly integrated.

Isn't it possible to build under Permitted Development rights?

In some cases, yes, building under permitted development is possible. However, not all extensions qualify under Permitted Development (PD) rules. Certain factors, such as relocating a soil pipe, can breach PD guidelines. For detailed information, we recommend visiting the Planning Portal website.
Please note, we advise that all Permitted Development projects be submitted to the Local Planning Authority to obtain a lawful development certificate.

Can you provide an estimated cost for the build?

Due to factors such as variations in builder pricing, seasonal changes, and regional differences, we are unable to provide a precise build cost at this stage. However, once the drawings are finalised, we recommend consulting with a builder who can offer a more accurate and detailed quote based on your specific project requirements.

Can you assist me in finding a builder?

Yes, we can provide you with a list of trusted and reputable builders that we highly recommend. These builders have a proven track record of delivering quality work and have been carefully selected based on their reliability and expertise. We are happy to assist you in finding a builder who aligns with your specific project needs and requirements.

What types of projects do you specialise in?
